Purchasing Rural Property and Building a New Home
There are several factors to consider when purchasing rural property. I am going to list a few items that need to be addressed when purchasing rural property to build a house.
• Location, Location, Location - Is the property in an area that is increasing in value or decreasing due to unforeseen circumstances.
• Site - Is the property building site buildable? Will the cost of “site” work due to the “fall” or “drop” of the property exceed the cost or value of the lot?
• Utilities - Are they available?
• Community Water System or Water Well
• Septic System
• Electric Service
• Clearing the lot and preparing it for construction [$150-$200 per hour]
• Restrictions
• Amenities/ Golf Course/ Club House/ Pavilion
• Hospital / Doctors in the area
• Shopping
• Neighbors
• Livestock
• Driveways / Sidewalks / Landscaping
• Taxes
• Traffic
• Accessibility
• Flood Plane
Let me take you through the process and make sure there are no surprises. I will be with you every step of the way to insure your "Dream" will stay your “Dream” and not be a "Nightmare".
