Location, Location, Location - Is the property in an area that is increasing in value or decreasing due to unforeseen circumstances.

Site - Is the property building site buildable? Will the cost of “site” work due to the “fall” or “drop” of the property exceed the cost or value of the lot?

Utilities - Are they available?

Electric Service

Clearing the lot and preparing it for construction [$150-$200 per hour]
